In a joint deal with Neopolis Advisory from Berlin Zinshaus Oberbayern GmbH successfully sold a commercial building in Grafing, in the east of Munich. The company headquarters, which is located in an industrial park, is fully leased to a research company on a long-term basis. The building was sold from the portfolio of a large institutional investor company after a holding period of three years. During this holding period a lease extension with the tenant was achieved.
The purchase price of around €5 million corresponds to the 16 times the annual rent and demonstrates that Zinshaus Oberbayern GmbH is able to achieve stable purchase prices in an investment market which is still dominated by the Corona pandemic.
The buyer is an Austrian family office, which prevailed over a number of interested regional investors. The combination of long-term stable earnings in the prospering economic area of Munich and the micro-location with its proximity to a residential area also provide excellent perspective for the purchaser.
